What cadastral value should I use?
Use the cadastral value printed on the latest IBI receipt or on the official Cadastre record for 1 January of the tax year.
Is the 0.66 percent rate official for 2026?
Yes. Barcelona Fiscal Ordinance 1.1 sets the general urban IBI rate at 0.66 percent for 2026. Confirm any later amendment on the City Council site.
Does this include the metropolitan surcharge?
No. This tool only applies the municipal urban rate. A metropolitan levy may appear on some receipts and is listed as pending confirmation.
Why estimate cadastral value from market price?
When the cadastral value is unknown, the tool applies the 0.5 reference coefficient used for orientation. The real Cadastre figure can differ.
Who pays IBI when buying a home?
The person listed as owner on 1 January is liable for that year. Buyers and sellers often apportion the receipt in the private contract.
