  • Legal/gestoria fees: approximately €1,000–3,000
  • Mortgage arrangement fees (if applicable)

New-build properties — budget approximately 12–14%, as ITP is replaced by:

  • VAT (IVA): 10% of the purchase price
  • AJD (Stamp Duty): 1.5% in Catalonia
  • Plus notary, registry, and legal fees as above

In both cases, agency commission is typically paid by the seller in Spain.
